The interest of the citizens to suburban housing has doubled, and commercial land — by 20%, experts said

The demand for commercial real estate increased by 20.8%, equaling pre-crisis levels, which was observed positive dynamics at the end of March. In the first quarter of 2020 the demand for new buildings in Russia as a whole grew by 2.6% compared to the same period of 2019. By the end of April growth rates for different types of housing has continued, for example: 14% — for studios and 19% — for one-bedroom apartments across the country. The growth caused additional government support of the mortgage at a rate of 6.5%.

The secondary housing market also returned to pre-crisis level and shows growth in demand by 15% in comparison with the beginning of April. The demand for suburban residential property because of the quarantine has doubled since the villas are the most comfortable housing for isolation, experts explained.

The situation with the spread of the coronavirus and the collapse of the ruble has made a change in the underlying forecasts of all segments of the residential and commercial real estate in Moscow, said the analysts. They stated that “black Swan” will lead to a significant reduction in the demand for housing, reduction of transactions on the lease of offices and premises in shopping centers. Fewer people will want to take on credit obligations and will try to reduce the budget of the purchase, said the experts.
